Alpine old-timers have said the acreage was originally patented the early 1880’s by Fred Schepel and built on one of the oldest Ranch locations in the community. The original size was said to have been 300 acres. Fred, also known as “Dutch Fred”, was a German farmer who planted a vineyard and produced wine on a small scale, for commercial sale. It is said that Fred was shot and killed by an angry drunk who had been refused a sale. Fred’s widow, Mrs. Fisher, then sold the ranch to Ida May Russell and James Russell.

The Jones family hired Lee Roper and his wife as property managers. They and their two daughters had relocated from Nebraska to Alpine to be closer to Lee’s in-laws. After accepting employment from the Jones, Lee moved his house from the Lazy-A Ranch to the “Happy Valley Ranch”. It was conveniently placed at the entrance of the property where Lee was able to provide gate-keeping duties. Lee soon became an exceptional employee as well as an active and respected member of the Alpine Community. Lee was Alpine’s first Fire Chief and held the position for four years. He was admired by many and it is said that all of Alpine sadly mourned his passing.


On August 1, 1935, the Russells sold the property to John and Theo Jones and two sons, John, Jr. and William H., who had relocated from Atlanta, GA, to begin operation of the first Coca-Cola distribution plant on the West Coast in nearby El Cajon, CA. The Jones commenced remodeling and building to make it the admirable place it is today. The very first dwelling and original fieldstone wall remain and were converted into a utility room. John, Theo, John Jr. and William lived on their “Pleasant Valley Ranch” for 36 years.


In 1948, John Jones, with the help of two other Alpine residents, formed a committee to petition the election of the first Alpine Fire Protection District. A war surplus truck was purchased by donated funds, providing the first Alpine Fire Truck. Around 1953, the first real Fire Truck was purchased. A celebration was held in honor of the newly acquired truck and a presentation of shinny, red fire hats was made to John Jones and the original fire district committee.


After retirement and with Theo’s encouragement, John developed the Alpine Oaks Mobile Estates. In the 1970’s, the mobile park property was sold by William Jones. In 1978, the Ranch was sold by the Jones to Ron and Rosemary Pfahler. Vast improvements were made by the Pfahlers, including but not limited to, constructing a swimming pool from an existing water reservoir, a second bridge, tennis court, planting over 500 trees, several remodels of the main house, and building of paddocks, corrals and barn. Christobal Velasquez, a dedicated ranch employee with an amazing ability to manage this vast property, retired in 2014 after more than thirty-five years on the job.
